Nevada has a dense, active pool-building industry concentrated in the Las Vegas metro. Year-round construction is possible in southern Nevada, and the market is dominated by high-volume production builders.
Nevada pool permits are issued by cities and counties. Clark County (Las Vegas, Henderson, North Las Vegas, Paradise) handles the vast majority of the state's new pools. Washoe County (Reno, Sparks) is the other major jurisdiction. Barrier rules follow ICC with a 5-foot Clark County supplement in some HOAs. Permit fees typically run $1,300–$2,100. Clark County's permit system is computerized and moves faster than in most comparable markets.
Southern Nevada (Las Vegas, Henderson) supports 10–11 months of usable pool season with no heating, and summer water temperatures exceed 90°F. As in Phoenix, chillers are more common than heaters. Reno is a different climate zone — mountain-influenced with cold winters; Reno-area pools require winterization and close more typically in October. High winds and occasional microbursts affect cover design statewide.
Southern Nevada soils include caliche, hardpan, and rocky desert alluvium. Caliche is common enough that most Clark County pool builders include a rock-breaking surcharge line item. Northern Nevada (Reno, Carson Valley) has more mixed alluvium with glacial remnants and occasional decomposed granite. Expansive soils are rare statewide; the main construction challenge is breaking hardpan.
Las Vegas metro (Clark County) accounts for roughly 85% of Nevada's residential pool builds. Summerlin, Henderson's Green Valley, and Lake Las Vegas are the premium submarkets. Reno-Sparks is the state's second pool market, and Lake Tahoe's Nevada side has a small, high-end custom-build industry. Rural Nevada sees minimal pool activity.
